Permanent Christmas Lights Installation
Permanent Christmas lights installation places a color changing LED system inside a channel mounted along your roofline, where it stays year round. It is installed once, and there is no ladder in November. The channel can be color matched to your trim or fascia, so during the day it reads as part of the house. After dark it is whatever you want it to be, from warm white accent lighting to red and green in December to team colors on game days, or off entirely.
We install permanent Christmas lights in Dallas and across the Dallas-Fort Worth metroplex, on homes and commercial properties. We are not a dealer for any single brand, which means we recommend the system that fits your property rather than the one we are contracted to sell.
What Are Permanent Holiday Lights?
Permanent holiday lights are individually addressable LED diodes set into a channel that mounts along your roofline, eaves, soffits, and peaks. The channel comes in several finishes so it can be matched to your trim or fascia.
Each diode is controlled on its own. That is what separates these systems from a strand of color changing Christmas lights you would buy off a shelf. You are not choosing between red and green. You are choosing which sections light, in what colors, in what pattern, and on what schedule, all from an app on your phone. That level of control is what makes these programmable Christmas lights rather than a decoration you plug in.
Because the hardware stays mounted, your permanent lighting installation can be used for any holiday, game day, birthday, or even for every day accent lighting throughout the year. Most of our clients run warm-white accent or security lighting throughout the year, then program holiday colors to celebrate their favorite holidays and back again. The lights are there for your enjoyment at the click of a button, which is the practical difference between permanent lighting and a traditional Christmas light install.
The systems are low voltage and largely plug and play. In most cases the existing exterior outlets are enough, and when a property needs one added, we bring in a licensed electrician to handle it before installation day. There is no rewiring of the house.
Why Homeowners Choose Permanent Christmas Lights for Their Home
Most homeowners considering permanent lighting are already decorating every year. The question is not whether to light the house, it is whether to keep doing it one season at a time.

What Permanent Lighting Replaces
Permanent lighting replaces the roofline portion of a seasonal display, along with everything attached to it: the scheduling in October, the install, the removal in January, and the off-season storage. The hardware stays where it is and you decide from your phone when it is on.
What It Does Not Replace
Permanent lighting covers rooflines, eaves, soffits, and peaks. It does not do wreaths, garland, tree wrapping, landscape and pathway lighting, or interior decorating. Most homes we install look their best with both: the permanent system carrying the architecture, and seasonal Christmas light installation layered over it for December.
Who Permanent Lighting Is Not For
If you decorate only occasionally, expect to move within a couple of years, or want a display that changes character every season, a seasonal installation is the better value and we will tell you so. Permanent lighting earns its cost for homeowners who plan to stay, who use the lighting outside December, and who would rather stop thinking about it each fall.
Choosing the Best Permanent Christmas Lights for Your Property
There are several permanent lighting systems on the market, and most of the companies installing them can only sell you one. When you ask which system is best, you are asking a question the installer has already been contracted to answer.
We Are Not a Single-Brand Dealer
We install permanent lighting systems, not a franchised product line. That means the recommendation you get is based on your roofline, your trim, your property type, and how you want the system to perform, rather than what we are obligated to sell.
Color Changing Systems We Install
Many of our installations use Minleon permanent lighting. We install their four-wire systems with the RGBW+2 chipset, which carries a dedicated white diode rather than mixing red, green, and blue to approximate white. That difference shows up most in the mode homes actually run most of the year: warm white reads clean and consistent instead of slightly cool or tinted.
On homes we typically install one of two, and the choice comes down to the shape of the light itself. The Dot 35 is round. The Pebble 50H is elongated. Which one looks right depends on your roofline, how the lights sit relative to the fascia and the sightline from the street, and which look you prefer once you have seen both. It is a decision worth making in person rather than from a photograph, and we will bring samples.

On commercial properties we work from the full Minleon line. Larger buildings, longer runs, and higher mounting points call for different hardware than a residential roofline does.
Systems Installed by Other Companies
If you already have a permanent system and it is not performing the way it should, we are happy to look at it and give you an honest assessment.
We can service and work on systems we did not install. What we cannot do is honor another company's warranty. If your system is still covered by the company that installed it, that is worth pursuing first, and we will tell you so.
Year-Round Christmas Lights and Permanent Roofline Lighting
Most of the year, this is not a Christmas product. Permanent roofline lighting spends far more nights running warm white as everyday accent lighting than it does running holiday color, and that is where the dedicated white diode earns its cost. Warm white reads clean and consistent rather than slightly cool, so the house looks deliberately lit rather than left over from December.
The system follows the architecture: rooflines, eaves, soffits, peaks, dormers, gables, and columns. A two-story with multiple dormers and a single-story ranch are different installations, and the layout is set during the site visit.
From there, the year is a schedule you set once. Warm white on ordinary nights, orange through October, red and green from Thanksgiving into January, red white and blue for the Fourth, school or team colors on game nights, and off entirely when you want the house dark. It runs on its own after that.

Commercial Permanent Lighting
Permanent lighting changes how holiday lighting sits on a commercial budget. Instead of a recurring annual line item and an October scheduling scramble, it becomes a one-time installation that a property runs itself from that point forward. There is no crew on ladders over an active property every winter, and no purchase order to renew.
Once installed, the system covers rooflines, façades, entries, and architectural features, and the same hardware handles holiday color, brand colors, event programming, and everyday warm-white accent lighting at no additional cost per use.
Where It Works
- Retail centers
- Restaurants and patios
- Office parks
- Industrial and warehouse
- Hospitality
- HOA and PID common areas
Larger buildings, longer runs, and higher mounting points call for different hardware than a residential roofline does, which is why the product selection happens on site rather than from a catalog.

How Permanent Christmas Light Installation Works
- 01
On-Site Consultation
We measure the property, walk the sightlines from the street, and look at how the track will sit against your trim and fascia. We bring samples of both light shapes so you can see the difference in person rather than from a photograph, and we confirm where the system will draw power.
- 02
Electrical Prep, If Needed
Most homes have enough existing exterior power. If a property needs a new outlet or a dedicated circuit, a licensed electrician handles it before installation day, so nothing is improvised on site.
- 03
Installation
Most residential installations are completed within a day. Lead time from a signed proposal to install day is typically a couple of weeks. You do not need to be home, though we will coordinate with you in advance if the layout requires attic access.
The track base is mounted with adhesive wherever the building material allows it. Where it does not, we secure the track with a small screw. We use the least invasive method the surface will support, and we tell you which one your home needs before we start, not after.
- 04
App Setup and Walkthrough
Once the system is live, we connect it to the app, set your first schedule, and walk you through changing colors, adjusting brightness, and building your own presets.
Permanent Lighting Installation FAQs
What happens if one permanent Christmas light goes out?
Our four-wire system is designed so one failed light will not shut down the rest of your lights. The remaining lights will continue to work as normal. If a section needs service, our team can access the lights within the track and replace the affected section.
How much do permanent Christmas lights cost in Dallas-Fort Worth?
Most DFW homes use about 150 to 250 feet of permanent lighting. Typical residential installations range from $4,500 to $8,000. Final pricing depends on the amount of lighting needed, the layout of the home, and the complexity of the installation.
How long do permanent Christmas lights last?
Our permanent LED lights are rated for up to 50,000 hours of use. For most homeowners, that can provide many years of seasonal and everyday lighting. Actual lifespan will depend on how often the system is used.
Can you see permanent Christmas lights during the day?
Permanent lighting is designed to blend into your home when the lights are off. We offer black, white, brown, sand, and gray track options to complement your trim, fascia, or soffits. The lights can also face outward or downward based on the style of your home and the look you prefer.
Do permanent Christmas lights hold up to North Texas weather?
Yes. Our permanent lights are designed for year-round outdoor use and are rated for temperatures from about -14°F to 140°F. The lights and wiring are housed inside the track to help protect them from rain, sun, and other North Texas weather conditions.
How much electricity do permanent Christmas lights use?
Permanent LED lights are designed to use very little electricity. Each diode uses about 0.02 amps, and most residential installations use less than 5 amps total. This makes them an energy-efficient option for both holiday displays and year-round accent lighting.
Can I control permanent Christmas lights from my phone?
Yes. Your permanent lights can be controlled through an app on your phone. You can change colors, choose effects, set schedules, and turn the system on or off without using separate timers or controls.
How are permanent Christmas lights installed on a home?
The lights are installed inside a track that follows your roofline, eaves, soffits, and peaks. Depending on the home and track style, the system may be secured with screws or another approved mounting method. Most installations are powered from an existing outlet in the garage or near the eaves.
How long does permanent Christmas light installation take?
Most residential permanent lighting installations can be completed in one day or less. Larger homes or rooflines with several peaks and elevation changes may take additional time. We can provide a better idea of the installation time after measuring your home.
Can permanent lighting be repaired if something stops working?
Yes. The system is designed to be serviced without replacing the entire installation. If a light or section stops working, our team can inspect the system and replace the affected lights within the track as needed.
Do HOAs allow permanent Christmas lights?
Every HOA has its own rules for exterior changes to a home. We recommend reviewing your HOA guidelines before scheduling an installation. Our low-profile track is designed to create a clean appearance and blend into the home when the lights are off.
What areas of Dallas-Fort Worth do you install permanent Christmas lights in?
We install permanent lighting throughout the Dallas-Fort Worth metroplex. Our service area includes Southlake, Highland Park, University Park, Plano, Frisco, Colleyville, Flower Mound, Lakewood, Lake Highlands, Preston Hollow, Bluffview, the M Streets, and nearby communities. Contact our team if you would like to confirm service in your area.
What is the difference between permanent Christmas lights and traditional Christmas lights?
Permanent lights stay installed year-round and can be used for Christmas, other holidays, game days, special occasions, or everyday accent lighting. Traditional Christmas lights are usually installed for the holiday season and removed afterward. Permanent systems also give you much more control over colors, effects, and schedules.
Where does the permanent lighting control box go?
The control box is usually placed in a protected and discreet location near a power source. This is often inside the garage or near a suitable exterior outlet. We determine the best location during the site visit based on your home's layout and available power.
Ready to Install Permanent Lighting?
We measure the property, bring samples of both light shapes so you can see them against your own trim, and send a written proposal. Nothing is ordered at the consultation.
